Here we go again…another major snow storm is headed our way!!
The forecast is that conservatively we will get 12 inches of snow with the possibility that accumulations could be much higher. It is expected to start tomorrow around noon and continue through Saturday. Our snow plowing company is on full alert and has geared up as much as possible for the storm. In addition to their normal equipment, they have rented extra machines including bucket loaders to deal with the tight areas in the town homes.
Let me explain who is responsible for what areas:
All townhome streets are handled by the HOA.
If you live in a Single Family home, streets are plowed by either VDOT (VA Department of Transportation) or in selected areas, by the developer. Single Family home streets in upper West Goose Creek (above Riverside) is plowed by Basheer and Edgemoore. Single Family home streets in Coton Commons is plowed by JCE. All other single home streets are VDOT. Here are the contact numbers for each:
VDOT (Leesburg) 703-737-2011
Town Homes (HOA) 571-333-1212
Upper West Goose Creek (Basheer and Edgemore) 703-849-8700
Coton Commons (JCE Development) 540-347-6628

Attached please find the VDOT Snow Removal Brochure for your review. The brochure outlines timeframe goals based on the amount of snow. The brochure also has snow removal FAQ's that are very helpful.

We expect that the Potomac Club will be open all day tomorrow but if conditions are extreme we may close early tomorrow night (Friday). We will make every effort to open Saturday at 9AM as usual but please call the club (571-333-1212) before coming to make sure.
Let me explain the process we will follow in the townhome sections starting late on Friday and early Saturday. Once significant accumulation occurs, the trucks will make single passes through the townhouse sections to keep an emergency lane open. When the snowfall stops, the crews come back and attempt to do a curb to curb clearing to whatever extent is possible. Cars in the streets and limited places to push the snow will make this effort more or less successful. In the tight sections where there is virtually no place to put the snow, such as Silver Mine, Ferry Field and other cluster homes the crews will do the best they can in the first few passes. They will then come back later with different equipment to clear away from mailboxes and open up the streets as much as possible.
Here are a few requests and suggestions to all residents, in particular the townhomes, that will help greatly in the clearing process:
Please make every attempt to keep your cars off the streets Friday and Saturday. Even though it is against our HOA rules to park your car in the driveway so that it blocks the sidewalk, consider doing so to allow the plows free access from curb to curb. Once the streets have been plowed, the cars can be put back in the streets.
The plows will not be able to avoid piling snow in front of driveways and mailboxes. You will need to be responsible for making sure your mailboxes are accessible after the storm. The plows will potentially come by several times throughout the storm and will throw snow onto the apron of your driveway. Please understand that this may mean shoveling more than once.
Our plowing company will often be asked by owners to plow individual driveways and or pipestems during a storm. The Company has agreed to respectfully decline all such offers and requests so that they can concentrate on the streets. It is the responsibility of each owner to clear their own driveway and sidewalk as well as the collective responsibility of homes on each pipestem.
Speaking of sidewalks, the HOA has a limited budget this year for clearing common area sidewalks. It was decided by the board that we will clear main common sidewalks with an emphasis on the ones that children will use to get to the bus stops. Specific areas have been identified and we will clear them after the snow stops in anticipation of school next week. Please understand that not all walks will be cleared but the main ones will be targeted. We also encourage everyone to clear the walks in front of and adjacent to your homes.
We expect to have staff here in the club throughout the weekend so that you may call 571-333-1212 with questions. Keep a lookout for email blast updates and website postings at lansdownehoa.com for more information.
Thank you for your cooperation,
Bill Boos General Manager, Lansdowne HOA
